Notice of Public Hearings

The City of Clemson City Council has scheduled two public hearings on the topics listed below. The sessions, which will be held consecutively, will begin at 5:30 p.m. on Monday, December 6, 2021 in the Council Chambers in City Hall, 1250 Tiger Boulevard, Clemson, SC 29631.

Please note that the public can attend City of Clemson public meetings in person.  COVID Protocol will be in place for social distancing.  You can also view these livestreamed meetings on the City of Clemson's YouTube channel.  Comments may be submitted in person or by telephone by dialing 864-653-9886 at the appropriate time; or, submitted to staff no later than 3:00 p.m. on the day of the meeting. 

An overview of the topics will be presented by staff prior to the opportunity for public input.  Copies of documents may be accessed from the online city calendar of upcoming events. Contact the Planning and Codes Administration Department for more information.
 

Public Hearing Topics

2021-R-06 Proposed Text Amendment (Waivers): Both the Land Development Regulations and Zoning Regulations give various staff members the authority, within certain limits, to relax or waive rules. In most if not all cases the purpose of this authority is provide relief to applicants faced with complying with requirements that in the context of their particular project are impractical or otherwise not needed.  To help ensure that such decisions are properly vetted and decisions on waivers are justified, this proposed text amendment recommends staff members required for approval, a general statement on waivers for clarity in the zoning regulations, and one new requirement for dealing with existing utility trenches.  The Planning Commission approved the proposed draft on October 11, 2021.

2021-R-08 Proposed Text Amendment (R-7 District Lot Area Coverage): Setback requirements and the space dedicated to typical accessory uses are anticipated to have a significant impact on the buildable area of ‘typical’ lots in the newly adopted R-7 District; a 7,000 sq.ft. lot has a buildable area of approximately 50% at best, which is in line with existing small-lot neighborhoods in town.  To ensure that R-7 neighborhoods do not deviate from this trend in the future, staff recommends adopting a maximum lot area coverage of 60% for the district. The proposed text amendment reflects the change.
